Transformation of a 39m2 Apartment in Plaza del Pilar

Complete Renovation in the Center of Valencia.

A Complete renovation was carried out in this residence, preserving the original exposed brick and carpentry. Given that the space measures 39 m², it was essential to utilize every corner efficiently. Consequently, the layout features an open-plan living-dining-kitchen area, a mezzanine bedroom, and a walk-in closet on the lower level. Additionally, the staircase was designed to serve as extra storage, optimizing the home’s functionality. This approach has resulted in a bright, comfortable, and functional living space.

Environmental Impact:

Considering the environmental impact associated with such transformations, the renovation aimed to minimize this effect. Harmful and polluting materials were avoided, and existing materials were reused whenever possible.

By adopting this strategy, the project not only supported sustainability but also preserved the residence’s authenticity and original character. Restoring the exposed brick added a distinctive aesthetic element while supporting sustainability by reducing the need for new materials. Brick, being durable and recyclable, aligns with the project’s sustainability goals. Moreover, the original carpentry was restored, helping to maintain the property’s historical charm and reduce unnecessary waste

New Materials:

In selecting new materials, priority was given to their low environmental impact and non-toxic nature. For instance, eco-friendly paints and varnishes, which are free from volatile organic compounds (VOCs), were employed. Additionally, certified sustainably sourced wood was chosen. These choices ensure a healthy and safe indoor environment while contributing to environmental conservation.

Space Optimization:

To maximize the available space, the design of the mezzanine and multifunctional staircase was implemented effectively. Beyond providing access to the bedroom, the staircase offers ample integrated storage. Consequently, this design decision eliminates the need for additional furniture, thereby keeping the area open and uncluttered

Natural Lighting:

To enhance natural lighting, the renovation made use of the existing large windows and an open layout. This approach creates a warm and bright atmosphere. Furthermore, light colors and reflective materials were selected to visually expand the space, making the 39 m² appear much larger and more comfortable.
